We now wish to recruit Project Manager for several data center projects in the region of Groningen (NL). 

The Project Manager will be working as part of the site project engineering team managing smaller site investment projects from concept through to handover.

Scope of Position:

• During Project Initiation stage, contractor will provide the following services:

• Scope development and analysis

• Scope alignment with DCOPs POCs

• Identify project-specific Impacted documentation and IDR population

• During Design and Preconstruction stage, contractor will provide the following services:

• Coordinate AE activities supporting Google PM

• Facilitate design reviews

• Capture all Town/Authority approvals and permits required to carry out the project

• Prepare Request For Proposal (RFP)

• Support procurement process, contractor pre-qualification, bid solicitation, bid analysis and recommendations

• Review Technical and Commercial Tender submittals

• Liaise with the MARCUS DCS planner and the GC to establish a Master Project Schedule, based on the Critical Path and key milestones. (P6 cost/resource loaded schedule)

• Liaise with GC and DCS to establish the Master Project Budget, including soft costs and hard costs, bonds, insurance, contingencies, allowances, etc.

• Coordinate constructability review of the project documents

• Coordinate value engineering workshops where required

• Attend all project meetings, document and drive actions where required

• During Construction stage, contractor will provide the following services:

• Manage General Contractor and other directly contracted vendors on the ground

• Change management process, including CO review, negotiation, recommendations and delay analysis, with the Google Project Manager to approve any change order to projects

• Budget management and tracking

• Schedule monitoring, tracking and analysis

• Document control (track and coordinate addenda, bulletins, new drawing sets, clarifications, etc)

• Ensure QA/QC is being followed and report any issues/gaps

• Invoice/Payment application processing, tracking and reporting

• Tracking of all key project documents, including submittals, RFI’s, change orders, invoices and payments, lien releases, etc

• Coordination and management of all Owner-direct vendors, and consultants

• Design issue coordination and resolution in conjunction with the client’s engineering group

• During Close out / Fit Out stage, contractor will provide the following services:

• Initiate close out process prior to project completion, typically two to three months in advance

• Establish close out documentation requirements. Collect and track receipt of all close out documents until completion, including warranties, as-builts, O&M manuals, etc.

• Assist with Town/Authority final inspections and occupancy process

• Manage punch list, substantial completion and final completion process

• Negotiate, resolve and close out any outstanding change orders, quality issues or disputes

• Process and track any final invoices, payment applications, retention payments, etc

• Prepare and submit final project accounting and budget

Experience & Skills:

• Minimum Bachelor in Engineering/Construction/Science or relation Discipline
• Senior level with 10-15 years of experience
• Professional Qualification in Project Management
• Good understanding of all disciplines
• Registered in a recongised project management professional body
• Experience in data center projects is an advantage
• Very good knowledge of Englis (Dutch is a plus)
• You live in the region of Groningen (Nl)
