Project Manager Design & Construction Europe
PURPOSE OF THE ROLE
The Manager Design & Construction Europe will be part of the Business Development International department. This role will coordinate and execute European design and construction projects in cooperation with the Senior Director Design and Construction. Furthermore, it coordinates and supervises development projects efficiently either managed as project leader or together with other out-sourced vendors.
RESPONSIBILTIES
- Prepare engineering site review of existing and new facilities and upgrades/changes needed for new projects and liaise with Senior Director Design & Construction Europe.
- Coordination for obtaining and integrating all required project resources (e.g. construction management, architect, general contractors, kitchen designers, interior designers, vendors).
- Tender to certain level resource agreements and report best tenders to Senior Director Design & Construction Europe.
- Being involved in the Concept briefing with Concept & Marketing related to available Capex
- Coordinate and guard the timelines for the process of the design phase, from the initial design up to the sign off by all parties of the Final Design.
- Liaise on a regular basis during the above mentioned process with Concepts as well the Landlord and keep the agreed deadlines.
- Develop and execute detailed process/ construction schedules for all projects.
- Coordinate all necessary permits for construction.
- Ensure construction budget and schedules are met in time and on budget through effective management of out-sourced resources and preparation of periodic financial forecasts to the Senior Director Design & Construction Europe with support from the Project Administrator.
- Coordinate budget and invoices together with the Project Administrator and report to Senior Director Design & Construction Europe when needed
- Coordinate and conduct if applicable pre-construction meetings for projects .
- Manage and coordinate project change orders for projects with support from the Project Administrator.
- Generate, manage and resolve project punch list in a responsive and timely manner.
- Maintain ongoing communications and relationships with the development and operations team as well as with clients.
- Ensure the smooth transition of project construction to opening.
- Receive and distribute as-built drawings and operations and maintenance manuals.
- In cases be the project leader of a new to open facility(s).
- Follow the development of new technology, give advice and apply where suitable.
KEY QUALIFICATIONS
- Minimum Degree in HTS Bouwkunde or similar international level
- Minimum of 4-5 years of experience in project management within different countries in Europe, with emphasize on Schiphol
- Excellent social skills
- Preferably experience in food and beverage operations.
- Specialized training in management skills.
- Experienced in all level reporting, written and verbal in English.
- Willing to travel up to 75% of the time after having received an indefinite contract

Core Responsibilities
The manager will coordinate and execute European design and construction projects while supervising development projects and managing outsourced vendors. Responsibilities include preparing site reviews, managing budgets and schedules, and ensuring smooth transitions from construction to facility opening.
Requirements
Candidates must hold a degree in HTS Bouwkunde or a similar international equivalent and possess at least 4-5 years of project management experience in Europe. Proficiency in English and the ability to travel up to 75% of the time are required.
