Job Description

We’re looking for a Leasing Manager to join our team in the Netherlands, playing an important role in shaping the retail mix at one of Europe’s leading destinations, Westfield Mall of the Netherlands. This is a highly visible and commercially focused role at the heart of the business. You’ll help identify the right brands for the destination, build strong relationships with retailers and deliver new leasing opportunities from initial conversation through to store opening. The Leasing Manager will support the delivery of the leasing strategy for Westfield Mall of the Netherlands, ensuring activity aligns with the asset’s Business Plan and long-term vision. Working closely with the Leasing Director and colleagues across the wider business, you’ll manage leasing transactions, maintain strong relationships with brands and agents, and contribute to the achievement of key leasing targets. You’ll also collaborate with teams across Operations, Centre Management, Finance, Legal, Marketing, Retail Design and Development to deliver the best possible outcomes for the destination. What you will be doing… Support the delivery of the leasing strategy for Westfield Mall of the Netherlands, ensuring activity contributes to the asset’s commercial and strategic objectives. Manage a portfolio of leasing opportunities and transactions, maintaining momentum from initial discussions through to exchange, store opening and completion. Contribute to the achievement of leasing KPIs, including deal volume, vacancy rate, base rent, turnover rent and ERV growth. Monitor leasing activity and provide clear updates on progress, risks and opportunities to the Leasing Director. Build and maintain strong relationships with national and international brands, creating a healthy pipeline of prospective retailers. Identify new and emerging brands across retail and other relevant categories that could strengthen the destination’s overall proposition. Lead commercial negotiations within agreed parameters, preparing clear recommendations and securing the relevant internal and joint venture approvals. Work effectively with external leasing agents, providing clear briefs and ensuring opportunities are aligned with the asset strategy and URW standards. Support activity relating to new lettings, assignments, break options, surrenders and regears. Develop a strong understanding of anchor tenant relationships and contribute to their retention and long-term performance. Maintain accurate leasing records, deal updates, forecasts and reporting. Ensure all leasing activity complies with KYC, internal governance and approval requirements. Work closely with Retail Design and Development teams to support effective store design and timely, high-quality store openings. Collaborate with Operations, Centre Management, Finance, Research, Development, Legal and Marketing to progress transactions and achieve strong commercial outcomes. Partner with Marketing and PR to maximise the visibility and impact of new brands and store openings. Identify opportunities to work with Commercial Partnerships on complementary media and brand-launch packages. Review unit configurations and contribute ideas that could maximise income, improve the retail mix and create long-term value. Stay close to retail-market developments, consumer behaviour and emerging concepts, sharing relevant insights and opportunities with the wider team. What skills, experience and knowledge will you need to be successful? Experience within retail property, leasing, commercial real estate, sales, asset management or another relevant commercial environment. A track record of supporting or delivering commercial transactions and building productive relationships with brands or business partners. A genuine interest in retail, consumer behaviour and the trends shaping physical destinations. Strong negotiation skills, commercial awareness and the drive to progress opportunities and get deals done. The ability to manage multiple opportunities, stakeholders and deadlines effectively. Confidence building relationships with brands, agents, joint venture partners and internal teams. Strong written and verbal communication skills, with the ability to present clear and well-supported recommendations. A proactive, organised and solutions-focused approach. An understanding of financial and commercial measures relevant to leasing performance. An interest in ESG and how leasing decisions can contribute to the sustainability agenda. Experience or studies in Estate Management, Real Estate or Business Management would be beneficial. MRICS or another relevant professional qualification would be an advantage but is not essential. Fluency in English and Dutch is required. Who are we? Strong negotiation, commercial, organizational, and communication skills are required, as is fluency in English and Dutch; real estate or business studies and MRICS or another relevant qualification are advantageous but not essential.
