BMS Project Manager Location: Rotterdam, Netherlands Contract: Permanent Language: Fluent Dutch and English required About the role We are looking for an experienced BMS Project Manager to lead the delivery of Building Management System projects in Rotterdam. You will take ownership of projects from design through to commissioning and handover, ensuring they are delivered safely, on time, within budget and to the required quality standards. This is a client-facing role, working closely with end users, main contractors, consultants and internal engineering teams. Key responsibilities Manage the full project lifecycle for BMS installations, upgrades and integrations, from kick-off through to final handover and close-out. Develop and maintain project programmes, budgets and resource plans, reporting regularly on progress, cost and risk. Act as the main point of contact for clients and stakeholders, building strong relationships and managing expectations throughout delivery. Coordinate engineers, subcontractors and site teams, ensuring work is carried out in line with the agreed scope and specifications. Oversee design reviews, technical submittals and documentation, including O&M manuals and as-built drawings. Manage variations, change control and commercial aspects of the project. Ensure compliance with Dutch health and safety regulations (VCA) and site requirements. Lead testing, commissioning and integration activities with HVAC, electrical, lighting, fire and security systems. Identify risks and issues early and put mitigation plans in place. Requirements Proven experience as a Project Manager delivering BMS or building automation projects. Strong technical understanding of BMS platforms such as Siemens Desigo, Honeywell, Johnson Controls, Schneider Electric or Priva. Knowledge of open protocols including BACnet, Modbus, KNX and LonWorks. Experience managing budgets, programmes and multi-disciplinary teams. Fluent in Dutch and English, both written and spoken. VCA certification (or willingness to obtain). Full driving licence and ability to commute to sites in and around Rotterdam. Desirable Background in commercial, healthcare, data centre or industrial environments. Project management qualification (PRINCE2, IPMA or PMP). Experience working with energy management and sustainability initiatives.

Core Responsibilities

Manage BMS installation, upgrade, and integration projects from design and kickoff through commissioning, handover, and close-out, controlling schedules, budgets, resources, quality, and risks. Coordinate clients, engineers, subcontractors, and site teams; oversee technical documentation and commercial changes; and ensure safe delivery and integration with related building systems.

Requirements

Applicants need proven project management experience delivering BMS or building automation projects, strong knowledge of BMS platforms and open protocols, and experience managing budgets, schedules, and multidisciplinary teams. Fluent written and spoken Dutch and English, VCA certification or willingness to obtain it, and a full driving licence are required; relevant sector experience, a project management qualification, and sustainability experience are desirable.
